BOOKING POLICIES

    • PAYMENT: A 50% deposit for the entire stay (Room rent and resorte fee) is required at time of booking. 50% Balance/final deposit + security deposit are due 60 days prior to arrival. Food Deposit is required 30 days prior to arrival. For reservations made less than 60 days prior to the arrival date, a full deposit is required at time of booking. For holiday bookings, the full deposit is due in full 90 days prior to arrival.
    • CANCELLATION: The initial deposit is refundable up to 60 days prior to arrival and 90 days for holiday period rentals, with a cancellation fee equal to one night’s rent and tax. Final deposits and fees are non-refundable, but exceptions may be considered at the manager’s sole discretion, subject to the ability to rent the dates in question to another party at a comparable rate.

POLICIES

    • NO PETS permitted without explicit permission from owner. Dogs have been welcomed many times, but permission must be granted in advanced.
    • SMOKING: Is only allowed in outdoor areas.
    • OWNER and MANAGEMENT: Reserves the right to accept guests.

TERMS

    • LENGTH OF STAY: A minimum length of stay is required for all reservations. Holidays including Thanksgiving, Christmas, New Years, Easter, Spring Break and President’s Week have a minimum 7 night occupancy, with a minimum 4 night occupancy during the rest of the year.
    • VILLA OCCUPANCY: The number of nightly guests cannot exceed: 12 guests when villa its confirmed as a 5-Bedroom and 16 guests when Villa is reserved as a 7-Bedroom occupancy.
    • STAFF: To ensure your stay is seamless, villa staff includes at site 24 hours service fluent in english, it includes House Manager , Concierge, Houseman, 24 hours Waiters , Chef to prepare 3 meals daily and Housekeepers for twice cleaning service and laundry.
    • FOOD AND DRINKS: Your stay at Villa Pacifica is complete with the preparation and service of breakfast, lunch, and dinner daily by your personal villa chef. The cost of food and beverages is additional; however, we provide panty/grocery stocking and shopping pre-arrival and during your stay. Menus can all be customized to your preferences. 20% Shopping fee will apply.
    • FOOD & INCIDENTALS DEPOSIT: A daily US$1,0o0 deposit per night is mandatory. Deposit is due 30 days prior to arrival. For Reservations made less than 30 days, deposit is collected at time of booking. Deposit is used against pre stocked groceries, food and drinks for daily meals, payments for activities or services suppliers or any advance payment required to secure a special request. Upon departure any remaining balance is refundable.
    • SECURITY DEPOSIT: A US$7,500 deposit is mandatory; the deposit is for security and subject to be refunded within 14 days after your date of checkout.
    • DAMAGE REPAIR: The renter is financially responsible for any costs for repairing any damage caused by the renter or renter’s guests that may occur while the renter is occupying the property. The renter specifically acknowledges that Villa Pacifica has the right to charge against renter’s security deposit for damages done to the property during their stay.
