Villa Pacifica Policies

  1. Length of Stay: All reservations must be for a minimum length of four nights except during Thanksgiving, Christmas, New Years, Easter and Spring break which require a minimum of seven nights.
  2. Deposits: A 50% deposit is due at booking. For reservations made less than 60 days prior to the arrival date the deposit becomes 100% (i.e., the entire rental fee is due and payable at the time of booking. For holiday bookings deposit is due in full 90 days prior to arrival.
  3. Method of Payment: Wire transfer or check.
  4. Cancellations: Deposit refunds are available if a reservation is cancelled prior to 60 days before the arrival date (90 for holiday bookings). The entire deposit shall be refundable, less the reservation fee and first night rent and tax. No refunds are available after that time.
  5. Non-Refundable Reservation Fee: A non-refundable reservation fee of 5% is due at time of booking.
  6. Security Deposit: A refundable security deposit of one night stay is required together with Final Deposit.
  7. Balance Due: The balance of all remaining rental fees is due and payable 60 days prior to the arrival date. Failure to remit the balance due without explicitly canceling a reservation according to the provisions in Paragraph 4, will cause Renter to forfeit the deposit.
  8. Check-in/Check-out times: Check-in time is after 3:00 pm on the arrival date. Check-out time is 12:00 pm on the departure date.
  9. Number of Occupants: The number of nightly occupants cannot exceed 10 adults or 12 total guests, including young children 2 children.
  10. Damage Repair: Renter is financially responsible for the costs of repairing any damage caused by Renter or Renter’s guests that occurs while Renter is occupying the unit. Renter specifically acknowledges that Villa Pacifica has the right to charge against Renter’s security deposit any such damages.
  11. No Pets allowed in any property without the explicit permission from owner
  12. Smoking is only allowed in outdoor areas
